Position Details
- Sn Retail Asset Management Executive
- Black & Grey HR is currently representing a leading developer in Abu Dhabi, UAE. Our client is seeking an Senior Retail Asset Management Executive who would be responsible to support business development activities, and operations of upcoming/ new projects within Retail portfolio of Asset Management.
Responsibilities
- Support Senior Associates and senior leadership in the development of asset management strategies and plans for a real estate portfolio, optimizing financial and operational performance.
- Assist senior leadership in collaborating with the Corporate Marketing and Communications team to devise marketing strategies and action plans aimed at enhancing asset value and NOI on existing investment assets.
- Collaborate with cross functional teams to design strategic plans at the asset level, ensuring coordination across departments to maximize asset value.
- Provide timely market intelligence insights to Senior Associates and Retail Managers to identify growth opportunities.
- Coordinate Service Level Agreements (SLAs) and contracts with internal and external stakeholders, service providers, and third party operators for the retail portfolio.
- Prepare comprehensive financial reports, performance summaries, and investment presentations for internal and external stakeholders.
- Update quarterly reports, conduct valuation analysis, prepare cash flow projections, and generate other periodic and ad hoc reports as required.
- Manage financial transactions related to asset management, including contractual obligations, purchasing, and procurement requests.
- Assist Asset Management senior leadership in developing annual budgets for Marketing, Leasing, and Community Management at the asset level, ensuring alignment with the strategic plan.
- Conduct regular monitoring of asset performance (e.g., rent recovery, footfall, turnover, sales, etc.) for the assigned portfolio.
- Collaborate with the Finance team to develop, manage, and recover service charges for retail assets.
- Coordinate with the Design & Delivery team and other functional teams for retail asset openings.
- Work closely with Sales & Leasing teams to determine tenant mix, lease tenure, and asset weighting for the portfolio, focusing on cash flow continuity, risk diversification, and value.
- Stay informed about industry trends, regulations, and the competitive landscape within the retail sector to identify new market opportunities, assess potential implications on tenancy, and benchmark against competitors.
Requirements
- Bachelor s degree in Business Administration, Real Estate, Finance, or a related field.
- Minimum 4 years of experience in managing or supporting diverse real estate/retail portfolios.
- Expertise in UAE Retail market dynamics and regulatory landscape.
- Proficient in MS Office suite (Excel, PowerPoint, Word).
- Industry related certifications.
- Fluency in Arabic.
- Exceptional financial and operational acumen.
- Outstanding written and verbal communication skills in English.
- Proactive, independent decision making abilities.
- Robust negotiation skills.
- Skill in cultivating strong, trusted relationships with various stakeholders.
- Highly organized, creative, and proactive in approach.
