- Senior Asset Management Executive
- Black & Grey HR is representing a top-tier developer in Abu Dhabi, UAE. We are actively searching for a Senior Asset Management Executive specialized in Leisure & Entertainment to bolster business development and manage new and ongoing projects within our client s Leisure & Entertainment Asset Management portfolio.
Responsibilities
- Partner with senior leadership to develop asset management strategies aimed at enhancing both financial and operational performance across real estate portfolios.
- Collaborate with the Corporate Marketing and Communications team to create impactful marketing strategies designed to elevate asset value and net operating income (NOI).
- Engage with cross-functional teams to develop strategic plans at the individual asset level, ensuring departmental alignment to optimize asset value.
- Supply Senior Associates and Retail Managers with timely market intelligence to pinpoint growth opportunities.
- Administer Service Level Agreements (SLAs) and contracts with a range of stakeholders, including internal teams, service providers, and third-party operators.
- Produce thorough financial reports, performance summaries, and investment presentations for internal and external stakeholders.
- Regularly update quarterly reports, perform valuation analyses, and draft cash-flow projections, along with other required reports.
- Oversee financial transactions linked to asset management, including but not limited to contractual duties, purchases, and procurement requests.
- Aid senior leadership in preparing annual budgets for Marketing, Leasing, and Community Management, ensuring these budgets align with the overall strategic plan.
- Consistently monitor key performance metrics such as rent collection, visitor traffic, sales turnover, etc., for the portfolio at hand.
- Partner with the Finance team to establish, manage, and collect service charges related to the leisure and entertainment assets.
- Coordinate with Design & Delivery and other functional teams for the launch of new retail assets.
- Strategize with Sales & Leasing teams to define tenant mix, lease duration, and asset allocation, focusing on sustaining cash flow, diversifying risks, and enhancing asset value.
- Maintain awareness of industry trends, regulatory shifts, and competitive landscapes to identify new opportunities and assess their impact on tenancy.
Requirements
- Bachelor s degree in Business Administration, Real Estate, Finance, or related fields.
- Minimum 4 years of experience in managing or supporting diverse real estate or leisure & entertainment portfolios.
- Expert knowledge of UAE Retail market and regulations.
- Proficiency in MS Office (Excel, PowerPoint, Word).
- Additional industry-specific certifications.
- Fluency in Arabic.
- Exceptional financial and operational acumen.
- Stellar written and verbal communication skills in English.
- Ability to make proactive and independent decisions.
- Strong negotiation capabilities.
- Highly organized, creative, and proactive mindset.
